Thinking about a career in real estate? It's one of the most flexible, rewarding paths out there โ but it's also one where a lot of new agents burn out fast, and the expenses can pile up quick, mostly because nobody explains the real path forward. Here's the honest, step-by-step version. ๐
๐ Step 1: Get Licensed
Before you can legally sell real estate in New York, you need a salesperson license from the state. Here's exactly what that takes:
77 hours of state-approved pre-licensing coursework โ available in person or online, whichever fits your schedule (covers license law, agency, real estate financing, fair housing law, and more)
Pass your school's final exam
Pass the New York State licensing exam โ multiple choice, 1.5 hours, $15 fee
Submit your application through eAccessNY ($65 application fee)
Find a sponsoring broker โ you cannot legally practice as a salesperson without one. This step is easier than it sounds: brokers are always looking for new agents, so finding one to sponsor you usually isn't the hard part. What's harder โ and matters more โ is finding the right one. The broker you choose can shape the direction of your whole career, so take your time and choose carefully rather than signing with the first one who says yes.
You also need to be at least 18, have no felony convictions (some exceptions apply), and be a U.S. citizen or legal/permanent resident. ๐

This is the part most new agents get wrong โ they assume there's only one way in: jump straight into a full brokerage, pay MLS dues, and hope business comes fast enough to cover the costs. There's actually a smarter path if you want it. ๐ก
A word of honest advice first: real estate is a genuinely difficult field to break into, especially full-time. Income is commission-based and unpredictable in the early months, and a large share of new agents don't make it past their first year or two. If you're able to, starting part-time โ keeping steady income from another job while you build your client base and learn the business โ is almost always the smarter move than diving in full-time from day one. ๐ญ

If you start in referrals, there's no clock running. Come to training sessions, ask questions, build your knowledge of the market and the process. It's a lower-cost way to get started โ though it's worth being clear-eyed that it's not zero overhead, since you're still paying monthly dues and giving up 30% on anything you earn. When you land your first real opportunity (or simply feel ready), you can switch to active status with Vintage American Realty โ or any brokerage of your choice โ at that point taking on the applicable MLS dues and brokerage structure.
Some agents move quickly. Others take their time. Some never make the switch at all, and that's a legitimate long-term choice too โ steady referral income at a lower cost isn't just a stepping stone for everyone.
